Khalifa City, Abu Dhabi

Khalifa City is one of Abu Dhabi's best-established villa districts, on the mainland next to Al Raha and close to Abu Dhabi International Airport. It is made up mostly of large independent villas on generous plots, many of them long-standing family homes, along with gated compounds and townhouse neighbourhoods.

Because so many Khalifa City villas have been lived in for years, renovation is the most common request: a new main kitchen, wardrobes that use the full height of the room, updated bathroom vanities and a refreshed majlis. Newer villas in the area usually need a complete interior instead, designed and installed before the family moves in.

Homes in Khalifa City

A typical Khalifa City villa is designed for a large family and for guests. The ground floor usually has a formal majlis, often with its own entrance, a family living room and a main kitchen, and many villas also have a separate kitchen for everyday heavy cooking. Upstairs there are four or more bedrooms, most with their own bathroom.

Rooms are large and ceilings are high, which suits floor-to-ceiling wardrobes, tall kitchen units and full-height majlis panelling. Older villas were often built with simple wooden kitchens and wardrobes that now look dated and hold far less than a modern system with full-extension drawers, internal organisers and corner solutions.

The compounds and townhouse neighbourhoods are more compact, with open-plan kitchens and three or four bedrooms, so the priority there is getting more storage out of every wall.

Finishing a new Khalifa City villa

For new villas, we design every room together so the kitchens, wardrobes, vanities, doors and majlis joinery share one set of finishes. We measure on site once the rooms are plastered and the floors are in, then manufacture and install in one programme.

Planning early helps with the details that are hard to change later, such as where the built-in ovens, fridges and coffee station go, power for lighting inside display cabinets, and space for a laundry, a pantry and a storage room.

Renovating a family villa

The most common renovation in Khalifa City is replacing the main kitchen, often with an island and fully integrated appliances, and turning the second kitchen into a hard-wearing working kitchen with plenty of tall storage. Bedroom wardrobes and bathroom vanities usually follow.

Because the joinery is made in the factory, on-site work is mostly installation, so we can renovate room by room while the family lives in the villa. Replacing kitchens, wardrobes and doors is joinery work; if your plans also move walls or plumbing, approval from the municipality or your community may be needed first, and we can provide drawings for that.

Do you renovate villas in Khalifa City?

Yes. Khalifa City is part of our Abu Dhabi service area. We visit the villa, measure every room, design the new kitchen, wardrobes and joinery in 3D and install with our own team.

Can you design both the main kitchen and the second kitchen?

Yes. We design them together: a refined main kitchen with an island and built-in appliances, and a working kitchen with tougher finishes, more tall storage and space for large pots and appliances.

Can we stay in the villa during the renovation?

Yes. Everything is manufactured off site, so on-site work is mostly installation. We phase the work room by room so the kitchen, bedrooms and bathrooms are not all out of use at the same time.

Do you make majlis joinery?

Yes. We design and install wall panelling, TV walls, display cabinets and storage for the majlis, and loose seating can be added from our furniture range so the room is designed as one.

How long does a villa renovation take?

Replacing a kitchen takes a few working days on site after manufacturing. A full villa renovation usually takes 10 to 16 weeks from design sign-off, depending on the number of rooms.

Our Abu Dhabi showroom is in the BILDCO Building, Al Zahiyah (+971 2 635 1498), open daily from 9 AM to 9 PM. You can also ask us to bring finish samples to your site visit.
